Property ads crowd into stations, chasing the home-returning buyers each Spring Festival.
A row of developments already stand by Yulin North: Zhonghang Central City, Xingyuan Jiulongtai, Lingdong New City, Yulin Zhangtai City, plus Fulin Jingui Garden by the old station. Developers' selling points almost always include "by high-speed rail" or "X km from Yulin North." The station became the first name card a project hands returning buyers.
Why the station? Because developers want to intercept the Spring Festival wave.
Yulin is a labor-exporting city; Guangxi has over 14 million migrant workers, and many Yulin people run business or work outside. Most of the year they are in Guangdong or other provinces, back only for Spring Festival, Qingming, National Day. Back for what? See parents, see kids, and see apartments. Earned money outside, buy a townhouse or good layout at home, a fixation for many Yulin people.
The station is the first thing they see stepping off. A step ahead of lounging on the sofa scrolling a property App back home.
1. Returning buyers hold budget
Yulin people who fought outside, many saved a down payment. Lingdong New City's copy is blunt: Guangdong gave the platform to build wealth, but Yulin is where the soul roots; buy a townhouse back, live and run business, cheaper than big-city prices and purchase limits.
True enough. Yulin prices are friendly; Yudong new district averages just over 4,000 per sqm; a townhouse rents the ground floor, studio the second, lives upstairs. For returners this is not spend, it is asset allocation.
Projects chase stations to catch these "money-and-nostalgia in hand" people. They see "rail new town," "by the school," "ready home" at the station, half a beat before searching in Guangdong.
2. Yulin North itself is the sell
Yulin North now moves 5,000-6,000 a day, only linked to Nanning East. The Yu-Cen section opens end of 2026, full line to the Greater Bay Area in 2027, daily to 15,000-20,000. Around the opening, returners and outside investors both clearly grow.
The words "by high-speed rail" in a property ad carry the most weight before opening. Hang now priced on 5,000-6,000, grab the spot; once Yu-Cen opens, flow doubles, rate card will not be this price.
3. Three stations, three crowds
Yulin North is the gateway, both returners and investors, good for LED face and an exit light box with one concrete claim ("rail new town, ready home from 4,988").
Xingye South serves county returners; townhouses, self-builds, upgrade layouts hit there. Hengzhou is the tea-buyer corridor plus outside investors; a light box with "tea-merchant settlement" catches tea people with money.
The three-station package quotes together; compare and pick, no separate talks. Lianping's bundle (HG2026-FW112) holds 97 light boxes, 152 sqm LED, 14 machines, package cheaper than single buys by 20-30%.
4. Do not just hang a logo and a phone
The most wasteful case: a project spends tens of thousands on a screen, creative is one name plus a sales number. Returners forget, never learn what is good, what it costs, how far from the rail.
One benefit plus one visual: price ("from 4,988"), school ("by Experimental Primary"), location ("3 km from Yulin North"). Put the number out; beats "ideal life" ten times.
Also link a QR to the agent. Returners scan at the station, chat on the way out, see the home eighty percent before leaving Guangdong. Do not flood all three stations; pick one, break through, see how many leads scan in, then spread.
Before Yu-Cen opens is the price low; hang now, take the pre-opening cheap.
